Hello. My name is Erik Martin and I am a reporter for a nationally syndicated real estate section published weekly in newspapers across the country (see current examples at gmnews.com/?s=%22by+erik+j.+martin%22). I’m looking to interview mortgage/lending professionals, realtors/agents, and other housing experts for the following article:

REFI BULLSEYE: WHY NOW IS AN IDEAL TIME TO REFINANCE YOUR MORTGAGE. With mortgage interest rates remaining near historic lows, it can be an opportune time to reset your home debt by refinancing your mortgage. But not everyone is a great candidate for this strategy. This piece would explore the advantages of a refi – including lowering your term and rate to potentially save thousands – and examine who are the best candidates to do so and why. Below is a list of questions I’m seeking answers to. I can either conduct a phone or email interview (with the latter, please email me back full-sentence written responses that I can use as quotes). My deadline is noon central, Tuesday, July 26.

QUESTIONS:
1. Why is now an ideal time to refinance your mortgage? What factors are in play that have led to lower rates?
2. Who are the best candidates to pursue a refi and why?
3. What are the pros and cons of pursuing a refi? Can you provide a hypothetical example, with numbers, indicating how much money a homeowner can save by refinancing to a lower fixed rate today? (please provide full details on rate, term, interest money saved, total costs saved after closing costs, etc.)
4. How much can borrowers expect to pay for refi closing costs involved? At what point/year will the refi return on investment be justified based on the closing costs involved?
5. Is it better to pay closing costs on a refi versus going the free closing costs route (bundling closing costs into the rate/loan)? Why/why not?
6. How should borrowers begin exploring the refi option, how many lender quotes should they get, and what should they be doing?
7. Any other thoughts, tips or suggestions on this topic?
